Perfect Family Vacation Rental House – Lake Sinclair, Georgia
While planning our road trip from Michigan to Florida, we knew we had to stop somewhere that was about half way. With our family of five, plus our 13 year old Yorkie, it had to be family friendly. Then I came across Southern Waters Retreat on Lake Sinclair in Sparta, Georgia. This was the perfect lake house vacation rental in Georgia that would allow our family the space, and time, to relax.

Lake Sinclair Vacation Rental
The Southern Water’s Retreat lake house vacation rental is located within the Holiday Shores Community in Central Georgia. It sits perched on a wooded lot, along the eastern shores of Lake Sinclair with sunset views that are to die for. The nearest “big” city is Milledgeville, which is about 45 minutes away. Make sure you have what you need before you arrive, including gas in the car. Once you get here, you won’t want to leave anyway!
Make Yourself at Home
Upon entering the home, you will find yourself in the light soaked living room. The large windows immediately greet you with views of Lake Sinclair. There are two couches and each side has power recliners complete with built-in bluetooth speakers. If you fold down the middle seat on the larger couch (on the left) there are hidden USB ports and outlets for all of your electronic recharging needs.
There is also a large flat screen 4K smart TV, with Apple TV, DVD player, and a cabinet filled with DVD’s and board games. The whole home is also equipped with wireless internet.
As you make your way into the kitchen and dining area, your eyes will immediately be drawn upward towards the beautiful vaulted ceiling and beams. This area of the house was by far my favorite! Who wouldn’t want to cook in a dream chef’s kitchen, which also happens to have incredible views of the lake?!
The dining room had an electric fireplace that would be perfect for a chilly evening. Both the dining room, and the eat-in areas of the kitchen, offered plenty of seating options for everyone.
If you are quick enough to grab a window seat, consider yourself lucky! Who wouldn’t want this view while you eat?!
While it was just our family of five staying here, there is plenty of room for your extended family or friends (this home sleeps up to 17). On the main floor there are two bedrooms, one with a queen and another with two sets of bunk beds. The lower level also has a large bedroom with two queen beds. But the upper floor is where it’s at!
Here you will find the master suite, complete with a king size bed and en suite. One of my favorite parts of the master bedroom was the skylight. On a clear night you can lay in bed and see the stars above you. Due to the location of this home, there are no city lights to interfere with the darkness of night.
The en suite was absolutely beautiful! There was no detail left untouched in this bathroom.
With a beautiful barn door, copper sink, large soaking tub, and stone mosaic tile in the shower, everything made you feel like you were at your own spa.
Where The Party Is!
During our stay, we had one day when it rained… the WHOLE day. I know how much of a bummer rainy days are during vacation, but for some reason at this home, we didn’t mind. Let me introduce you to the lower level.
The lower level has a spacious family room, a mini kitchenette, bedroom, full bath, laundry room, and the most important… a pool table and table top video game. Right there, in those two things, I was instantly reliving my childhood. Who didn’t play the tabletop video game while waiting for their pizza at Pizza Hut they earned through the Book It program?!
Our whole family spent the entire day taking turns playing pool or showing off our mad video gaming skills that were coming out of hiding after way too many years.
There are three sets of french doors that lead out to the patio area, which is covered by the deck above. It was the ideal spot to take cover from the rain while we made s’mores or warmed up in the large hot tub.
There is also a propane fire pit, electric smoker, charcoal grill, and large outdoor fryer. I wasn’t kidding when I said this place has it all!
The Great Outdoors
When I say “great,” I mean GREAT!! Make your way through a set of french doors in the kitchen/dining area that lead out to a massive deck! Could you imagine hanging out here in the summer?
Two large ceiling fans to cool you off, and keep the bugs away, and a space heater for those cool evenings. There is also a large gas grill and plenty of seating.
Make your way down the stairs to the boardwalk which takes you all the way to the beach. There, you can relax in the swing, go for a swim, or have a bonfire in the fire pit. There is even an outdoor shower to wash off the sand before making your way back up to the house.
The boathouse is where you will find all of the water toys, like kayaks, paddle boards, and life vests (the boat and Sea-Doos are not included with the rental due to insurance reasons).
Added Extra
The Southern Water’s Retreat also offers a guest house if you need additional room. Inside you will find a queen bed, a full size futon, and a full bathroom. There is also a mini refrigerator, microwave, and coffee pot.
Our Lake House Vacation Rental Experience
During our stay at Souther Waters Retreat, our favorite part might come as a surprise to you.
It was the absolute silence.
When we walked outside it was so different to not hear anything. At home, we live in a fairly large city so we are used to hearing city noises such as cars, emergency vehicles, and even the occasional airplane or helicopter. It was such a great change of pace and something we still talk about long after our visit.
If we are ever in the area again, we will for sure be booking another stay. Lakeside rentals starting at $55 a night. If you are looking for a lake house vacation rental in Georgia that is the perfect place to disconnect from the every day grind, and reconnect with your family, PERHAPS this is it.
